Styling to create an extra bedroom and study
A wasted area in a property for sale can really affect the selling price. Here is an an example of taking a good sized space located directly behind a garage and turning it into a room with a dual purpose. With clever styling and furniture, we transformed this previously dull void into a third bedroom and study. This immediately changed a two bedroom unit into a three bedroom plus study which enabled it to be marketed as a more appealing property with a higher price tag. There was an added appeal created here with the prospect of this area becoming a desirable teenage retreat. Because the room was set out initially as two rooms in one, we created an abvious bedroom area with it's attached study by using a double bed ensemble, sides tables and lamps plus a simple and stylish desk,chair and modern floor lamp with an adjacent chair for relaxing in. Contempory artwork adds to feel of this newly created area.
Black Rock Garden - Before
Two years ago we successfully created a garden and landscape makeover for clients who were selling their Beaumaris home. They were thrilled with the result that this helped them achieve and recently contacted us to help rescue an uninspiring rear courtyard in their new Black Rock property. After an initial meeting where we viewed photos of ideas they liked, we prepared a design and a quote for its construction. They loved the landscape design and we set about preparing for construction as shown in the next installment of this story.
Black Rock Garden - During
Excavation commenced with the removal of the sleepers, which were loving recycled by one of our tradies. Next came the removal of the grass and rubble into a skip bin. We then excavated approximately six cubic metres of soil which went into separate skip bins for recycling at a clean fill site. Footings were then poured and blockwork retaining and feature walls were built and then bagged with a cement finish. We are now nearing completion as shown in the next installment of this story.
Black Rock Garden - After
Construction powered ahead with a compacted crushed rock base laid in preparation for the new Bluestone paving that continues on from existing Bluestone paving along the sideway. Next we built a large deck and an adjacted decking infill to form a new entertaining area and create more visual interest. Bluestone capping tiles finish the bagged masonary retaining walls. Irrigation, new plants and river pebbles complete this vibrant new landscape for our happy clients. Stay tuned later in the year when we tackle the landscaping at the front of this beautiful property.
